Repairs and Maintenance

Osprey Initiatives is responsible for instructing day-to-day repairs that have not been caused by malice, misuse or neglect by the tenant, their household or guests. This can be done by calling 01224 548008 or by reporting a repair enquiries@ospreyinitiatives.co.uk.

Any damages caused by the tenant, their household or their guests will be rechargeable. This includes any damage above and beyond fair wear and tear. Payment may be deducted from the deposit.

Gas Safety

The property will undergo a gas safety check by a qualified Gas Safe registered engineer prior to the tenancy starting and annually thereafter. The occupant may be required to provide access.

Electrical Safety

The property will undergo an electrical safety check by a qualified electrician prior to the tenancy starting and periodically thereafter.

Fire Safety

All our properties are fitted with mains powered smoke alarms with a backup battery. Where there is more than one device, they are interconnected, meaning all the alarms go off if one detects a fire.
You should regularly test your smoke alarms and keep the grill free of dust by vacuuming it. If you find that an alarm is faulty, immediately report this to enquiries@ospreyinitiatives.co.uk.

Energy Performance

All properties that we own or manage have been assessed for their energy performance. A copy of the Energy Performance Certificate is in each property. Please contact our office should a replacement be required.

Criminal Damage

You must report any criminal damage to your property to the police and get an incident number. You'll need a valid crime reference number if the police have been in attendance. You may be held responsible for the cost of the repair if this is not supplied. We strongly recommend you have Home Contents Insurance to cover your personal effects.

Medical Adaptations

We may be able to help you stay in your own home by simply making a few adaptations, such as fitting grab rails. Contact your local Occupational Health Department first to arrange a visit from an occupational therapist. They will make an assessment which will tell us how we may be able to help you.

Decoration and Adaptations

Before you think about carrying out any decoration or adaptations, you should firstly seek Osprey Initiatives' approval. Each landlord has different rules about carrying out such works. Most properties must remain their standard colour scheme and original flooring kept (where provided). Any works carried out without written permission will be charged back at the full cost of reinstatement by a qualified professional.

The Private Rented Housing Panel

Should you feel Osprey Initiatives has failed to carry out necessary repairs in a timeous fashion, you may report us to the Private Rented Housing Panel. For further information, please go to www.prhpscotland.gov.uk.
